Our quality objectives are our business objectives.

1. Strategy

Our strategy is to use real estate as a means of providing both (1) tenants a place to live and (2) a return on invested capital for owners/investors by partnering with property management companies.

We seek profitable investments at the time we purchase them, rather than speculative buys hoping for future gains. We value profitability over growth for growth’s sake.

2. Operational Business Objectives

  1. Monitor profitability of each property.

  2. Set operational objectives that support the organizational strategy.

  3. Maintain properties for both near term use and long term use.

  4. For near term plans, use an iterative approach with a prioritized backlog of work items.

3. Plans to Achieve Objectives

  1. Measure profitability of each property.

  2. Work with Property Manager to ensure maintenance is performed and not delayed until problems get worse.

  3. Review work arranged by property manager.

  4. Operate the business to meet objectives.

  5. Measure performance.

  6. Evaluate how well we met the objectives in management reviews.

  7. Adjust (continual improvement) as needed to improve performance.

  8. Report to all owners/investors how we performed and adjustments made.

4. Plan Changes to the QMS

  1. Plan changes to our quality management system when needed.

  2. Specify the purpose of the changes you intend to make.

  3. People work within their role with its responsibilities and authorities whenever we make changes.

  4. Consider the consequences that the changes could potentially produce.

  5. Consider the availability of resources before we make changes.

  6. Review the QMS when we make changes to see if the change requires QMS changes too.
